Our company is seeking a dynamic and experienced Permanent Preconstruction Manager to join our fast-paced construction team. As a Permanent Preconstruction Manager, you will be responsible for managing all preconstruction activities for a diverse range of construction projects. You will be involved in the planning, coordination, and execution of all preconstruction phases, including design, estimating, scheduling, and contract management. This role requires in-depth knowledge of Lean Construction, Design Build, market rate, Mixed Use, student housing, project estimation, Construction Estimating, Project Bidding, Contract Management, cost management, Project Management, and PlanSwift.

Responsibilities:
1. Manage all preconstruction activities, including design, estimating, scheduling, and contract management.
2. Work closely with project teams to develop and implement preconstruction strategies and plans.
3. Coordinate with architects, engineers, and other construction professionals to ensure project requirements are met.
4. Prepare detailed cost estimates and project bids, ensuring they are accurate, competitive, and profitable.
5. Utilize Lean Construction principles to maximize efficiency and minimize waste throughout the preconstruction process.
6. Manage the contract negotiation process, ensuring all terms and conditions are favorable and protect the company's interests.
7. Use PlanSwift and other construction software to streamline preconstruction activities and improve project outcomes.
8. Conduct market rate analysis for various construction projects, including Mixed Use and student housing.
9. Implement effective cost management strategies to keep projects within budget.
10. Provide regular updates to senior management on preconstruction progress, challenges, and solutions.

Qualifications:
1. Bachelor's degree in Construction Management, Engineering, or related field.
2. Minimum of 5 years of experience in preconstruction management or a related role in the construction industry.
3. Proven experience with Lean Construction, Design Build, market rate, Mixed Use, student housing, project estimation, Construction Estimating, Project Bidding, Contract Management, cost management, Project Management, and PlanSwift.
4. Strong understanding of construction methodologies, processes, and principles.
5. Excellent leadership and team management skills.
6. Exceptional ability to manage multiple projects and tasks simultaneously.
7. Strong analytical, problem-solving, and decision-making skills.
8. Excellent negotiation and contract management skills.
9. Strong verbal and written communication skills.
10. Proficiency in using construction software, including PlanSwift.
11. Ability to work under pressure and meet tight deadlines.
12. Strong attention to detail and commitment to producing high-quality work.
13. Demonstrated ability to build and maintain strong relationships with clients, subcontractors, and team members.
